Standard due diligence is described as a limited set of practical checks that can support a service attempt.
Standard due-diligence steps
- Attempting to make contact with a person at the provided address
- Making notes of signs of vacancy such as no power, overgrown vegetation, or accumulation of newspapers or mail
- Observing and making notes of signs of residency such as visible packages or mail, names on mailboxes or doors, and vehicles in driveways
- Leaving door hangers requesting that the defendant contact the company
- Attempting to contact neighbors or leasing offices to verify residency
Important limitation
Due diligence is not provided on posting service. Only limited due diligence is provided for eviction services where verification of residency is not necessary.
Why this matters
Standard due diligence helps the client understand what was observed at the address and whether another service strategy may be needed.
